Large-lot redevelopment

I find lots exceeding 8,000 square feet create more room to evaluate renovation, subdivision, or multi-unit redevelopment than typical parcels, while retaining or replacing an older character home remains highly site-specific. Financing, zoning, servicing, approvals, and development charges can materially change feasibility. A City Hall vote this spring reduced certain added development-cost fees, and current economics can make six-unit concepts more practical on larger sites—even though some recent examples involve lots closer to 6,000 square feet. I recommend reviewing each parcel individually before assuming redevelopment potential.
